Buyer guide
Notified villages and acquisition risk
Quick answer
When the government publishes a preliminary notification to acquire land for a road, interchange or industrial node, transactions in the notified land are restricted, and compensation follows the official process based on circle rates, not the price a buyer paid. Before buying land near the Ganga Expressway or a link road, check whether the village is notified.

Why is this the most important check?
Near a new expressway, the same features that attract buyers, new links, interchanges and industrial nodes, also bring government acquisition. A buyer who pays a market price for land that is then acquired can receive less than they paid, after waiting years.
How does the process work?
Under the 2013 land acquisition law, the government first publishes a preliminary notification describing the land. From that date, transactions in the land need the Collector’s permission. Objections, a social-impact process where it applies, a final declaration and an award of compensation follow.
UPEIDA also uses freezes, as on the Jewar link in July 2025, to stop sales along an alignment early.
How do you check a village?
- Ask at the tehsil and the district land acquisition office (usually under an ADM).
- Check UPEIDA’s notices and the district website.
- Search newspapers for the village name with “अधिसूचना” (notification).
- Get the seller’s written statement that the land is not notified, as an extra safeguard.
Where is the risk highest right now?
- Along the Jewar link, where sales were frozen.
- Around the Sambhal node phase 1 and phase 2 villages.
- At the Hardoi end of the Farrukhabad link, near Sawaijpur (see link expressways).
Frequently asked questions
What happens if I buy land that is later notified?
If your purchase was before the notification and properly registered, you are the owner and are entitled to compensation through the official process. The compensation is calculated by the government, not on what you paid, so it can be lower than your purchase price plus costs.
Can land be sold after a preliminary notification?
Under the 2013 land acquisition law, no transaction in notified land is allowed after the preliminary notification without the Collector's permission. A sale registered in breach of that can be disregarded in compensation. Do not buy notified land.
How do I find out if a village is notified?
Ask the tehsil and the district land acquisition office, and check UPEIDA notices. Notifications are also published in newspapers, including a local-language paper. Ask the seller for a written statement too, but do not rely on it alone.
What is a land-sale freeze?
A freeze stops land sales from being registered in an area marked for a project, even before formal acquisition. UPEIDA froze sales along the Jewar link alignment in July 2025.
Which areas near the Ganga Expressway carry the most acquisition risk?
Villages near planned interchanges, along approved link roads such as the Jewar and Farrukhabad links, and in or around the 12 industrial nodes. Sambhal's node, for example, has named phase 1 and phase 2 villages.
