How to check UP RERA registration
Quick answer
Search the project or promoter on the UP RERA portal (up-rera.in) and open its registration page. Check that the registration is current, the promoter name and land match the brochure, and approvals and progress reports are uploaded. Plotted and housing projects above the RERA thresholds must be registered before they are advertised.

Why check RERA at all?
Projects near new expressways attract layouts sold on promises of future development. A RERA registration gives you a public record of who the promoter is, what land the project is on and which approvals it claims. Listings on this site do not require a RERA number, so where a project shows none, it is especially important to ask why.
How do you search the portal?
- Open up-rera.in and go to the registered projects search.
- Search by project name, promoter name or registration number.
- Open the project page and download the registration certificate and documents.
What do the warning signs look like?
- The promoter on RERA is not the company signing your agreement.
- The project’s land or khasra numbers on RERA do not include your plot.
- The registration has lapsed or no progress updates have been filed.
- The seller says a project above the thresholds “does not need RERA”.

Frequently asked questions
Which projects must be registered with UP RERA?
Under the RERA Act, real estate projects generally must register if the land is more than 500 square metres or the project has more than eight apartments, including plotted developments. Smaller projects and the sale of a farmer's own field are generally outside RERA.
Is agricultural land covered by RERA?
A sale of agricultural land between individuals is generally not a RERA project. But if someone divides farmland into plots and sells them as a colony above the thresholds, that is a plotted project and must be registered.
What should I check on a project's RERA page?
Check that the registration is valid on today's date, the promoter's name matches the seller, the land details match the plot you are buying, approvals such as the layout plan are uploaded, and quarterly progress updates are filed. Note any complaints or orders against the promoter.
Does a RERA number guarantee the project is safe?
No. Registration means the promoter has disclosed details and is subject to the regulator. It does not mean the regulator has approved the price, the title or the investment. You still need to check title and approvals yourself.
Do property agents need RERA registration?
Yes. Agents who sell units or plots in registered projects must themselves register with UP RERA. Ask for the agent's registration number and check it on the portal.
