How to avoid land scams near the Ganga Expressway
Quick answer
The most common expressway land traps are promises of direct expressway access, plots in villages notified for acquisition, farmland sold as approved colonies, sales on power of attorney, and pressure to pay a token quickly. Check the khatauni, notification status and approvals yourself, pay through the bank, and register the deed before handing over the full price.

What are the red flags?
- “Direct expressway access.” The expressway is access-controlled. No plot has a private entry.
- Promises of returns. Phrases such as “guaranteed returns” or “double your money” are not commitments anyone can keep.
- Pressure to pay now. “Limited time” offers and same-day token demands.
- Plots in notified or frozen villages, sold cheap “before the government takes it”. See acquisition risk.
- Farmland sold as a colony without a Section 80 declaration or layout approval. See land conversion.
- Gram sabha, pond or pasture land, which cannot be bought privately.
- Power-of-attorney or agreement-only sales, which do not transfer title.
- A seller who is not on the khatauni, or co-owners who are “away” and will “sign later”.
- Cash payments without receipts, or into accounts not in the owner’s name.
What should you do instead?
Check the khatauni and khasra, confirm notification status at the tehsil, visit the plot, pay by bank transfer, and register the sale deed before paying the balance.
Frequently asked questions
Can a plot have direct access to the Ganga Expressway?
No. The expressway is access-controlled; vehicles enter and leave only at interchanges. Any claim of a private gate or direct entry from a plot is false. Ask how far the nearest interchange is by road.
Is it safe to buy on a power of attorney?
A power of attorney lets someone act for the owner; it does not transfer ownership. Sales on power of attorney or "agreement to sell" alone leave you without title. Insist on a registered sale deed signed by the recorded owner.
The dealer says the price will rise once the airport link opens. Should I hurry?
Pressure to pay quickly is itself a warning sign. Nobody can promise a future price. Take the time to check the khatauni, the notification status and access; a genuine seller will wait a few days.
What should I do if I think I have been cheated?
Keep every receipt and message, stop further payments, and consult a lawyer. Complaints about registered projects can go to UP RERA; criminal matters such as forged documents go to the police.
