Tool
Land cost scenario calculator
See what a plot would be worth after buying and selling costs, at three yearly growth rates that you choose. The tool supplies no growth rate of its own.
This is arithmetic, not a forecast. Nobody can tell you what land near the expressway will be worth. Try a low, a middle and a negative rate.
How this works
- Sale value = price × (1 + rate)years.
- Total cost = price + buying costs (stamp duty, registration, brokerage). Use the stamp duty calculator for that part.
- Net proceeds = sale value − selling costs. Tax, loan interest and holding costs are not included.
- Land can lose value, be acquired at official rates, or be hard to sell. See acquisition risk.
