The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new housing scheme offering around 1,200 flats in Sector 22D, located near the upcoming Noida International Airport. The flats are available on a first-come, first-served basis. Here’s everything you need to know:


Key Details of the YEIDA Housing Scheme

  • Location: Sector 22D, along the Yamuna Expressway
  • Number of Units: 1,200 flats
  • Scheme Duration: Active till March 31, 2025, or until all units are allotted
  • Proximity to Noida International Airport: The airport is expected to become operational by April next year

Types of Flats Available

The scheme offers three types of flats:

  1. One-Bedroom Flats (Affordable Category):
    • Total Area: 29.76 square metres
    • Living Space: 21.62 square metres
    • Price: ₹23.37 lakh (ground floor) and ₹20.72 lakh (1st to 3rd floors)
    • Units Available: 276 flats
  2. One-Bedroom Flats (Four-Storey Buildings):
    • Total Area: 54.75 square metres
    • Living Space: 36.97 square metres
    • Price: ₹33.05 lakh
    • Units Available: 713 flats
  3. Two-Bedroom Flats (Multi-Storey Towers):
    • Total Area: 99.86 square metres
    • Living Space: 64.72 square metres
    • Price: ₹45.09 lakh
    • Units Available: 250 flats

Application Procedure

To apply for the YEIDA housing scheme, follow these steps:

  1. Online Application: Visit the Yamuna Expressway authority website.
  2. Registration Fee: Pay a non-refundable registration fee of ₹600.
  3. Earnest Money Deposit (EMD): Deposit 10% of the total premium of the selected flat.
  4. Eligibility:
    • Must be an Indian citizen above 18 years of age.
    • Must not have been previously allotted any flats or plots by YEIDA.
    • Joint applications with immediate family members are allowed.

Payment Options

Applicants have two payment options:

  1. Full Payment: Pay the entire amount upfront and avail a 2% discount.
  2. Installment Plan:
    • Pay 10% at the time of application.
    • Pay 20% within the next 30 days.
    • Pay the remaining 70% over five years with a 10% interest rate.

Maintenance and AOA Formation

  • Initial Maintenance: YEIDA will maintain the flats for two years after possession.
  • Formation of AOA: After two years, an Apartment Owners Association (AOA) will be formed to take over maintenance responsibilities.
  • Maintenance Corpus Fund: Allottees must contribute to the fund:
    • ₹50,000 for one-bedroom flats
    • ₹1.5 lakh for two-bedroom flats
  • Participation: Mandatory for all allottees to join the AOA.

Important Deadlines and Additional Info

  • Last Date to Apply: March 31, 2025, or until all units are sold.
  • First-Come-First-Served: Flats will be allotted based on payment and availability.
